Husband and wife, Warren and Gemma Wilkins, are expecting a new arrival at their C G Fry & Son home, purchased under the ‘Help to Buy’ (HTB) scheme at Tregunnel Hill in Newquay, Cornwall. The couple who already have two children, Sebastian aged eight, and Oscar four, are expecting their third child imminently.
Warren Wilkins, a local journalist said: “When Gemma and I first moved into our new C G Fry home last summer, my father jokingly said ‘new home, new baby’, and a few weeks later we found out she was pregnant!”
Tregunnel Hill, built on Duchy of Cornwall land, boasts traditional-styled houses showcasing the beauty of Cornish architectural heritage. The homes enjoy new building techniques offering 21st century standards of energy-efficiency and security whilst using locally sourced materials such as Cornish granite and slate, thus minimising carbon emissions and boosting the local economy.
Although completely sold out on the first two phases, on Phase 3, there are a few remaining houses available, all with parking and garages with prices ranging from £220,000.
C G Fry & Son has to-date sold 16 of its 40 private houses under the HTB scheme. The *‘Help to Buy’ Equity Loan scheme (*see Notes to Editor) helps first time buyers and those looking to move up the property ladder to purchase a new-build home. The government-backed initiative was set up to help new and existing home owners to purchase a property with as little as a 5% deposit.

This is the first step on the ‘property ladder’ for the Wilkins family, who previously lived in rented accommodation in Newquay. This young local couple initially looked at affordable housing, however, when they saw C G Fry & Son promoting HTB they enquired about the scheme. They were delighted to discover they could buy a property on the open market, and own their own home instead of just a percentage.
Warren comments: “We wanted something that we could call ours; a house that we could put our individual stamp on and still stay living in Newquay near the boy’s schools and our places of work. It’s a real family home, close to the boys’ friends and both sets of grandparents living nearby in Truro and Bodmin. We bought it off-plan even before seeing the show-home and it was really exciting for the boys to see their new house being built. ‘Help to Buy’ has enabled us to achieve our dream of owning our own home, and the C G Fry & Son sales office were excellent in helping us with the forms, so it wasn’t complicated at all. The mortgage payments are fixed for two years and are costing us £300 less per month, than we were previously paying in rent. Our rented accommodation was draughty and expensive to run with high heating bills, but the new house is of such high quality and well insulated, we have hardly needed to put the heating on since living here and it’s saved us a fortune on gas bills!”
Some of the homes at C G Fry’s Tregunnel Hill boast wonderful views and the development is the closest new-build housing development to Newquay town-centre and within an easy stroll to the stunning Fistral Beach, one of the best surfing beaches in the UK.
Gemma works as a sales assistant at a clothes shop in the town. She adds: “We live in the perfect location for our children to grow up in. It’s within walking distance of the children’s schools, our work, and both the town-centre and the beach. The development has such a great community feel with great character and I adore the different colour houses and mixture of architecture and design. The C G Fry site team are all amazing and nothing is too much trouble. They are always on hand if we need anything done and the after-sales customer care is second to none. When we first moved in, we had to pinch ourselves as we felt we were on holiday. I absolutely love the house and the large secure garden for the kids. It’s exceeded all our expectations and is exactly the lifestyle we wanted for our growing family.”
